Real estate inventory rates jump in every Central Ab town except Red Deer and Ponoka, Alberta . This is typical for this time of year but some of the smaller town could uses fewer listing through the spring to balance their market. It’s still a buyer’s market throughout Central Alberta. 

Red Deer still has the most stable listing numbers throughout Central Alberta with only 3.2 months ‘single family detached home’ inventory. Across the board and including all units of inventory the rate is a little higher at 4 months.

Even with high inventory, homes still sell, but price is key **list slightly too high and your property will sit for months. Having your home sit for months can even effect the results the next time you try and sell.

When buying or selling property YOU HAVE TO CONSIDER the local inventory numbers. When inventory levels are high, typically prices stay stagnant or decrease. When inventory levels are low, and there aren’t enough homes for buyers, homes will sell faster and at higher prices.
