The local real estate months-of inventory (M.O.I.) rate should impact your real estate buying and selling decisions and it’s important to understand why.

Inventory is out of control in some Central Alberta communities and if you’re trying to sell your home in any of Central Alberta’s outlying communities you must realize each listing on the market is directly contributing to decreasing prices. Red Deer remains in the best shape only because inventory has remained somewhat reasonable this year. To sell anywhere in Central Alberta you will have to price below “perceived market value.” Take Red Deer for example. Red Deer has the lowest m.o.i but if no other homes were listed and sales remained the same each month, it would take 6 months to sell the current listing inventory. Your home will not sell in this current market unless it’s priced lower than 90% of the comparable homes you’re competing with.
