Tracking average price on single family detached homes in Blackfalds since oil dropped (black line) for shows no noticeable increase. There are monthly spikes, but in a small market, that can happen with only a couple high range homes selling.
More important though is that prices haven’t dropped since June 2014 either (red line). Blackfalds is a strong residential real estate market.
MLS inventory levels are also improving in Blackfalds. 83 single family detached homes on market, 15.33 selling per month = 5.4 month inventory only. Buyers are picking up already, sales in BF are higher than they have been over the last 14 months. That coupled with a low number of single family detached homes on the market could force a positive trend.
